A historic landmark serves as a hub for housing and community services in downtown Seattle

 

 

The Lyon Building includes two stories of office and clinic space for the Downtown Emergency Service Center (DESC) organization, as well as common space and 64 apartments for formerly homeless men and women affected by HIV/AIDS, mental illness, and addiction.

The O’Brien360 team worked closely with the contractor and its subs to identify and analyze a range of energy and water efficiency measures that could be incorporated during a major renovation. By analyzing utility bills, O’Brien360 illustrated to the owner and design team where resource costs were being expended.

From there, using experience and information gleaned from site surveys, packages of good, better, and best retrofit improvements were developed. The cost savings for each measure were calculated, and when combined with the contractor’s cost estimates, the design team could make informed recommendations to the owner.
