This major renovation project on Seattle’s First Hill upgraded its certification from LEED Silver® to Gold

For this project, Trammell Crow Company represented owners who purchased two existing buildings that house offices and clinics for several major medical providers on the corner of Columbia and Minor -- the heart of Seattle’s First Hill neighborhood. One seven-story building remained with research lab tenants occupying the bottom three floors and the remainder of the building was taken to core and shell status for complete remodel. The other smaller building was demolished, and a new, six-story building built in its place, connecting to the existing core and shell.

O’Brien360 facilitated a LEED feasibility workshop and researched options for this building type to confirm that LEED certification using LEED for Core and Shell Rating System would be the best path forward. We provided a LEED action plan and scorecard and then worked with the design and construction team to achieve a LEED Silver certification for the project. When the building went on the market, and the interested buyer wanted LEED Gold certification, O’Brien360 worked with both groups to identify a few additional credits available to upgrade the certification to Gold before it was finalized.
