The Lakefront Blocks are a Vulcan Real Estate development consisting of four new office buildings totaling 638,000 square feet in South Lake Union. The buildings were built in phases between 2017 and 2019. Tech giant Google is a major tenant. Two of the buildings, one on each block, feature residential towers on the upper levels adding a total of 151 apartments.
O'Brien360 worked with this project from schematic design and beyond, helping to develop a LEED strategy for the whole project and for each individual building, as necessary. Based on clearly defined energy, water, and well – being goals established at sustainability workshops with both the owner and future tenant, O'Brien360's work included a detailed analysis of LEEDv3 and v4 options for the Core and Shell at the Gold and Platinum levels, and how those would
interact with Google's plans for a LEED for Commercial Interiors v4 Platinum certification of the interior build-out. The ultimate combination chosen for the project was LEED – CS v3 Gold and LEED – CI v4 Platinum. This research, along with three other new v4 projects, established a strong base of knowledge for O'Brien360 in applying LEEDv4 to multiple project types, including a Class A office. In May 2020, Lakefront Blocks earned LEED Gold certification.
